Rectifying OH&S Reported Items

Strata Schemes engage professional Occupation Health & Safety (OH&S) Service contractors annually to inspect common property to comply with legislations.
  • It is the responsibility of the Strata Scheme to rectify those reported OH&S items 
  • Reported OH&S items are rectified within a reasonable the frame and the Strata Scheme is provided photo evidence that the works have been carried out
  • OH&S rectification reports align with the OH&S report

 

Access Auditing

At Strata Multiservices we understand the complexities that Strata Schemes have in providing access to their contractors and emergency services, as each property has its own unique entry and areas where services require access. 
  • Review property entry, the key safe locations, the current access devices in the key safes and understand where the access devices gain entry
  • Understand if your key safe has keys to your CCTV room 
  • CCTV access keys should be stored in a key safe which is ONLY accessible to authorized personal 
  • Report provides current access system and recommendations on best practice to rectify
  • Contractors and Emergency Services must be made available some common property, but not all
  • Strata Schemes have the due diligence to ensure a safe secure property 

Urgent Flood Recovery
 

We understand the urgency attending to flooding to prevent further resulting damage to either private or common property.
 
  • Urgent attendance helps increase a claimable event on your Strata insurance
  • All damaged areas are photographed and reported regularly to the Strata Manager
  • Once the drying process has been completed, a full report will be submitted to the Strata Manager 

 

Obtain CCTV Footage

In unfortunate cases where CCTV footage is required by either the police or the Strata Scheme and internet connection is not available for your remote access of CCTV footage, we provide a service to retrieve the footage.

  • Attending to your property we can download the footage onto a USB device
  • We personally deliver the USB device to the local Police station
  • The Strata Manager contact details are provided to the Police as a point of contact

Access Key Safes
 

The common key safes that most Strata Schemes use to allow contractors and emergency services to access their property are not safe.

  • General trade tools can easily crack these types of safes and once the common access devices are stolen, this compromises your properties security

  • Our custom designed and engineered key safes are of the highest level of security

  • Specialised designed safes are inserted into the wall of the property

  • Key safes come in different sizes to accommodate for your property access device sizes

  • Like all key safes there is no guarantee that its security is unable to be penetrated
